Carpeting Your Home to Sell
|
My wife and I have wanted to get new carpet for some time, yet the expense was a little overwhelming. When we began considering to sell our home, we realized that installing new carpet was inevitable. We considered the whole "carpet allowance" option for buyers, but after consideration and suggestions, we decided the best bet was to bite the bullet and have new carpet installed. There were a few reasons behind our decision.
Firstly, when showing a home to sell, the strategy is to lower the possibility of any one thing being a topic of conversation other than the great features of your home. One of those topics to consider is definitely the carpet. Think about it, when someone comes in to view your home, you want the attention to be on the space and features such as bedrooms, fixtures, and the entire feeling of the home as a whole. The strategy should be not drawing too much attention to one area that may start a conversation other than the great selling features. If the carpet is a color that may be hard to match with most furnishings, it's going to a topic of conversation. The last thing you want is the conversation turning towards the color of the carpet. The carpet color and style should be a non issue. You don't want a carpet that a potential home buyer is either going to love or hate. That is precisely why neutral colored carpet is the best bet. It will show well and not draw undo attention. As for our home, we ultimately decided on a beige color of frieze carpet that was not contractor grade, yet wasn't the most expensive carpet either. Its common knowledge that you're not going to get the price you pay for expensive carpet out of the sell, it's simply to help it show well and increase the chances of making the sell.
The same rule of thought should be incorporated when thinking about wall color and repainting before showing. You want something that is neutral and shows well. This was something my wife and I also discovered as we had a purple master bedroom with a light blue bathroom. We ended up using dark beige which shows nicely and will increase the chances of not being a huge topic of discussion.

Now how about ways to save on carpeting? Have you ever heard of carpet remnants? Remnants are a great way to save on carpet for certain areas. For example we found great deals on remnants and used that to re-carpet our basement. Finding cheap carpet remnants just takes a little time and research but in the end can save you a ton of cash!
